Job Description Summary:
The mission of the Asset Manager is to create and execute a business plan for multifamily properties in an assigned portfolio.

Responsibilities:
- Asset Performance Optimization Drive NOI - Work with operational management partners to drive net operating income Coach Teams-Foster growth and career development in on-site management teams Manage Expenses- manage expenses of on-site teams through creating a culture of thoughtful accountability Manage Capital Improvement Strategy- including helping to develop renovation plan, holding construction management teams accountable, and facilitate construction draws Budgets- work with property management partners to develop achievable budgets that push the performance of the property. These are based on past performance, coupled with market research on income and expenses. Financial Statements- review monthly and quarterly financial statements for each property. Analyze historical operating trends, identify variances and potential areas to drive NOI Market Knowledge- have a firm understanding of market rent for each asset and push property managers to maximize income potential. Site Visits-Conduct regular site visits to hold onsite teams accountable while building trust and clear expectations
- Operational Support: Operational Point Person- Serve as point-person for operations of assets and all investment performance-related issues, with the goal of enabling fundraisers and acquisition teams to operate more efficiently and effectively. Monthly and Quarterly Reporting- Provide monthly reports to the management team including: occupancy trends, financial analysis summary, investor reports
- Investor Relations Support: Quarterly Investor Reports- create clear and intelligent quarterly update reports well in advance of the delivery date. Manage Joint Venture partner relationships through periodic update calls, property tours/visits, and analysis.
- Acquisition Support: Assist in underwriting prospective deals by providing relevant market analysis. Contribute to the business plan and initial budget creation. Lead and supervise business plan execution as owners’ representative.

Compensation:
We have a performance-based incentive compensation. Starting salary will be based on experience. At 6 months, the employee will be eligible to join the company's profit-sharing entity.
About the company:
The Clear Blue Company is a private equity real estate company based in Nashville, TN with over $550MM in assets under management. The Clear Blue Company exists to solve the housing crisis. We feel strongly that the only solution to this problem is to increase the workforce housing supply. We are addressing this issue with a regional/national footprint in two ways: 1) preserving existing workforce housing and 2) developing new workforce housing. Eventually, we hope our footprint and expertise allows us to inform and influence policy on a national level because we think the system is broken and the barriers to entry are too high. In the meantime, we are looking for both public and private solutions to increasing the supply of workforce housing. The Asset Manager will report directly to the Director of Asset Management and will regularly have the opportunity to interact with high-level contacts in the multifamily industry. There is a tremendous amount of growth potential in this role and the company.
